Responsibilities
- Assist with troubleshooting and repairs of buildings and installed systems to include: plumbing systems, roofs, drains, shop, grounds equipment, HVAC and Electrical distribution, and Fire and Life Safety Systems
- Clean, lubricate, and service a wide variety of pumps, valves, pneumatic controls, electrical, mechanical, and hydraulic devices
- Perform lighting maintenance repairs and upgrades to include bulb and ballast changes
- Repair electrical components within the commercial office environment to include light switches and outlets
- Perform maintenance and repairs to door hardware, to include locks and key control system
- Repair or replace wall covering, ceiling tile, flooring, and all other finishes found in a commercial office environment
- Comply with all applicable codes, regulations, governmental agency, and company directives as related to building operations and practice safe work habits
- Address issues with fire notification, detection, and suppression systems to include response to trouble alarms, supervisory alarms, and impairment for testing and service
- Respond immediately to emergency situations and customer concerns
- Inspect buildings, grounds, and equipment for unsafe or malfunctioning conditions
- Inspect new installation for compliance with building codes and safety regulations
Requirements
- High School Diploma or GED equivalent
- Minimum of 2+ years of building-related trade experience
- Proven technical, vocational, or on-the-job training in at least one of the following areas: HVAC, electrical, mechanical, process controls, mechanical power transmissions, painting, or plumbing
- Knowledge of Microsoft Office Suite
- Availability to maintain an on-call schedule and/or shift work
- Ability to work extended periods of time without relief when responding to priority/emergency situations (including overtime type assignments)
- Ability to meet physical requirements relating to the job: stooping, standing, climbing, and frequent lifting of a minimum of 50 pounds
- Must possess valid driver’s license. Must be able to travel between properties during working hours
- Demonstrated ability to administer and respond to service request via hand held wireless device (Blackberry)
- Familiarity with building automation systems required
- The qualified candidate will be detail oriented, able to handle multiple projects simultaneously, extremely professional, and customer service oriented
