Responsibilities
- Provide mid-level leadership in the daily requirements of property operations while maintaining a world-class level of service to tenants, clients, and vendors
- Act in Property Manager capacity as needed
- Assist with all service contract and lease administration duties
- Bid contracts for services in compliance with company or owner standards
- Participate in the performance oversight of all service contractors and maintenance staff
- Assist with obtaining and verifying certificates of insurance
- Perform regular property inspections and cleaning walk-throughs
- Assist in the development of operating and capital budgets
- Code invoices for approval by Property Manager
- Track utility expenses and investigate large fluctuations
- Assist in preparation of monthly accruals
- Assist in preparation of monthly reports for owner; identify and explain variances
- Work with Project Management to coordinate tenant improvement and capital projects
- Develop and maintain a comprehensive Tenant Service package
- Ensure Tenant Handbooks are maintained, up-to-date, and ready for distribution to new tenants
- Oversee the maintenance of the work order, preventative maintenance, and purchase order systems
- Assist with answering phones
Requirements
- Bachelors Degree; Business or Accounting preferred
- 2+ years of experience in Commercial Property Management preferred
- Ability to pursue RPA or CPM professional designation(s)
- Ability to pursue real estate license, where required by state law
- Basic understanding of the reconciliation process for CAM, insurance, and real estate taxes
- Experience with financial reporting and strong financial analysis skills
- Basic understanding of lease terms
- Experience with Yardi
- Proficiency with Microsoft Office Suite
- Excellent interpersonal skills
- Excellent oral and written communication skills
- Demonstrates initiative and reflects a sense of urgency in daily duties by meeting or improving upon deadlines
- The qualified candidate will be detail oriented, able to handle multiple projects simultaneously, extremely professional, and customer service oriented
