Responsibilities

Assign work orders to maintenance staff

Oversee daily operations

Conduct regular inspections of operating, mechanical, electrical, and equipment systems

Conduct safety training
-
Provide day-to-day supervision of maintenance staff

Manage engineering staff resources to include hiring, training and development, and conducting annual performance reviews

Assist in development and implementation of operating and capital budgets
-
Administer and maintain an established preventative maintenance program
-
Maintain and inventory building HVAC, electrical, plumbing, structural, and architectural blueprints
-
Review and maintain daily operating logs
-
Develop and maintain effective building-specific maintenance and safety procedure manuals
-
Coordinate maintenance efforts with outside contractors and technicians
-
Maintain on-going communications and relationships with building occupants, owners, property management, and vendors

Remain proficient in all operational aspects of building systems
-
Coordinate development of and maintain as-built drawings
-
Respond quickly to emergency situations and customer concerns
-
Prepare and maintain engineering reports

Ensure compliance with applicable codes, regulations, governmental agencies, and company directives
Requirements
-
High School Diploma or GED Equivalent
-
Minimum of 5+ years of commercial building maintenance experience
-
Universal Technician Certificate preferred
-
Valid driver's license
-
Ability to frequently move and lift 50+ pounds
-
Must be able to administer and respond to service requests via hand held wireless device (Blackberry)

Ability to keep an ‘on call’ schedule, with occasional work required after designated working hours, holidays, and weekends

Experience with Microsoft Office Suite preferred
