Responsibilities

Perform scheduled preventive maintenance on building equipment, including updating equipment records

Monitor the EMS and makes adjustments in building systems to insure adequate comfort levels are maintained in all areas

Program and monitor heating and cooling systems, troubleshoot problems occurring in distribution systems including: VAV, FPTU, RTU, Chiller, and AHU equipment

Perform routine electrical checks on pumps, motors, and other devices to assure optimum performance

Manage and maintain all emergency power systems to include uninterrupted power source (UPS) and emergency generators

Manage contracts for service and repairs of equipment

Perform troubleshooting/repairs on controls such as pneumatic/ electric temperature and lighting controls, as needed

Perform installation of new or updated equipment, as needed

Assist in field coordination of tenant build-out interface with existing systems

Make suggestions as to capital equipment needs, equipment replacement, and operational techniques to improve energy savings

Assist in supervision, training, and development of Maintenance Department personnel

Prepare work schedules under the direction of the Office Services Manager
Requirements

Accreditation from an approved technical or vocational school
-
Minimum of 5 years experience in an office building maintenance environment preferred

Or any combination of education and experience

Must maintain a valid driver’s license and adequate automobile insurance coverage at all times

Experience with a Class ‘A’ high rise building a plus

Ability to read and utilize blueprints, schematics, and control diagrams a plus
-
Knowledge of appropriate building and safety codes a plus

Experience with Microsoft Office Suite a plus
