Responsibilities
- Perform daily start-up of building equipment and systems
- Perform preventative maintenance on air handling units, roof-top units, heat pumps, chillers pumps, cooling towers, boilers, and mechanical and control systems and equipment
- Troubleshoot and repair electrical switches and outlets
- Perform lighting maintenance repairs and upgrades to include bulb and ballast changes
- Repair basic plumbing issues to include flush valves, faucets, and water heaters
- Troubleshoot and repair HVAC equipment and controls
- Perform maintenance and repairs to door hardware to include locks and key control system
- Address issues with fire notification, detection, and suppression systems
- Respond to tenant calls and make general repairs to building equipment and finishes
Requirements
- High School Diploma or GED equivalent
- Graduate of a maintenance technical program; HVAC certification preferred
- 2nd Class C boilers license with ability to secure 1st class in one year.
- Maintenance experience in a commercial office building
- Or any similar combination of education and experience referenced above
- Must possess and maintain a valid driver’s license
- Ability to frequently move and lift 50+ pounds
- Must be able to administer and respond to service requests via hand held wireless device (Blackberry)
- Must be accessible at all times, via cell phone, including normal working hours, after designated working hours, holidays, and weekends on an emergency basis
- Must be available for after hours work as well as an on-call schedule, as needed
- The qualified candidate will be detail oriented, able to handle multiple projects simultaneously, work independently, extremely professional, and customer service oriented
